We categorize shell space into two broad types: One is built speculatively; the other is designed and built-out nearly simultaneously with the core & shell construction. Owners select from ‘warm shell/vanilla shell’ with ready services and some partitioning or finishes, or ‘cold shell/cold-dark shell,’ empty space with variations on extent of code required services.
